Super solid spacious villa at the entrance of beautiful Westerbork on Westeinde.
An example of repurposing. The old police station, delivered in 1985 by the Government Buildings Agency, lost its function in 1995, and then came into private hands and has since then a residential function. As a result, a residential house took shape with spacious rooms and lots of "traffic space." The solidity radiates from all sides of it.
The location is free, on the corner of the entrance to the village from the approach roads from Beilen and Zwiggelte. The bus stop for access is practically in front of the door. The plot is spacious and well accessible to the front and rear. Behind the house is currently small-scale new construction taking place on the spot where formerly the public elementary school was located. Very quiet.
The large barn (approx. 85m²) next to the house houses several rooms, including a double garage and a large storage attic, and provides en passant by the large amount of solar panels on the roof also to a large extent in the energy supply. The house has an energy label B and ranks close to an A. That's a good thing.
The current residents have left the original structure of the building largely intact, which gives an efficient, slightly austere, but spacious appearance. By the way, all facilities are available on the first floor, so it can be said that the house is suitable for life-long living. The small cellar has been transformed into a cozy apartment, and a recently installed chalet can serve well as a guesthouse.
The maintenance of the house, which incidentally is nothing like a police station, but is built in country house style, is in accordance with the building quality, just good. Internally, there are plenty of possibilities to flavor the whole by the future occupant, but it is not necessary.
Layout:
First floor : Entrance in draft porch with meter cupboard. Central hall with kitchenette and access to the living room with wood stove, staircase to the eastern floor, double toilet group, storage room, back door, two spacious bedrooms, large bathroom with bathtub, separate shower, toilet and double sink, and then the spacious kitchen with modern kitchen with appliances and wood stove. Finally, stairs in the hallway to the west floor.
Apartment: Right next to the back door is the entrance to the apartment (former cell complex): Entrance into the living room with kitchen arrangement, a sanitary facility in the form of a shower combined with toilet in the bathroom, and a separate bedroom.
Floor west: On the landing at the ends are two large bedrooms with fitted wardrobes (mirrored), a smaller bedroom/hobby room, a spacious boiler room, a storage room, a laundry room and a bathroom with shower, toilet and sink. The attic is due to lack of necessity, so far not accessible.
Floor east: The landing gives access on both sides to two bedrooms (four in total so), where the first bedroom can also serve as a dressing room or relaxation rooms before entering the second bedroom. Skylights provide plenty of light.
Guesthouse: Through the porch one enters the living room with kitchenette, then has access to the bathroom with shower, toilet and sink, where even a washing machine connection is not lacking, and the two bedrooms are accessible. There is also a wood-burning stove.
Outbuilding: Indoor covered entrance with access to the lockable spacious double garage and two separate storage rooms and from the largest storage room via a loft ladder access to the large attic.
In short, although the appearance of the property is modest rather than megalomaniacal, the range of space is almost intimidating and the possibilities for use are almost unlimited. The house is a real surprise.
Westerbork is a pleasant and active village that has all the amenities that make life a celebration. It is beautifully central in Drenthe, right in the middle of the Assen-Emmen-Hoogeveen triangle. Groningen and Zwolle can be reached within 40 minutes.
